Overview
ParcelDossier is a property-assessment API built for Florida real estate professionals who want to see the evidence, not just a number.
Submit a property and receive a compiled dossier in which every dimension shows its work: the public-records source it drew from, the vintage of that data, and how much of the question it could answer. When a source cannot answer, ParcelDossier says so, with the reason stated, never a filled-in guess that looks like a finding.
ParcelDossier is Florida only: the permit-history, property-tax and comparable-sales dimensions cover Florida only, and a subject outside Florida is accepted with those dimensions reported at reduced coverage and a stated reason rather than estimated or guessed.
Under the hood: one REST API, an OpenAPI specification, stable error codes, and idempotency keys so a retried request cannot double-bill.

Dimensions summary
You pay per unit of use, with three independent options you can combine as needed. Standard Assessment charges for each completed property assessment. Deep Assessment with Vision charges per assessment that adds photo analysis. Property Monitoring charges per monitored property each month, so this option recurs monthly while the two assessment options bill only when you complete an assessment. There are no tiers or fixed commitments. Your total scales with how many assessments you run and how many properties you monitor.
Top-of-mind questions for buyers
Both charge per completed property assessment. Standard Assessment covers a standard property review. Deep Assessment with Vision adds photo analysis, meaning it evaluates images tied to the property. You choose which type to run per property, and each completed assessment counts as one unit.
Each option bills independently. Standard Assessment and Deep Assessment with Vision charge only when you complete an assessment. Property Monitoring charges per property each month it stays monitored. The monitoring charge recurs monthly, while the two assessment charges are one-time per completed assessment. All three can appear on the same invoice.

ParcelDossier compiles an evidence-cited assessment of one US residential property from public records: submit a payload, poll, fetch the result. Not an appraisal, a broker price opinion or a consumer report. Permit-history, property-tax and comparable-sales dimensions are Florida-only; elsewhere reduced, never estimated.
Prerequisites An active AWS Marketplace subscription. Your key arrives on subscribe in your AWS Secrets Manager as parameter api_key (secret prefixed marketplace-deployment!). Rotate or revoke it at https://api.parceldossier.com/console . A free sandbox key (pd_test_) answers from fixtures at $0.
Authentication All API requests require this HTTP header: Authorization: Bearer YOUR_API_KEY Replace YOUR_API_KEY with your key. Invalid key 401, inactive subscription 402, suspended 403.
Endpoint: POST /v1/assessments Request Headers: Authorization (above) and Content-Type: application/json, both required; optional Idempotency-Key UUID (a replay within 24h returns the original job, unbilled). Request Body: RESO Data Dictionary 2.0 names.

Rate Limits
- 20 creates/minute per tenant (10 on the separate sandbox bucket); 10 assessments in flight.
- Over a limit: 429, honour Retry-After; refusals are not billed.
